About

Engineering notes from building a Florida public-records property marketplace.

Buyers needed one list of properties — a court filing and an owner pattern and a value band — from records that arrive as portals, PDFs, and files. We started with scripts and lookup screens. That failed. The rest of this blog is how we got a grain, gatherers, and one serving row. Land once. A later product reuses that land. The forks after that are the other posts.

We write: decisions, tools, tradeoffs, failure modes, named patterns.

We do not write: county coverage, client names, source URLs, hostnames, SKUs, hardware inventories.

Voice: first-person plural (we / we’d). Process-first. ESL notes style — short sentences, concrete verbs.

Live: blog.proptechdatahub.com. Product: store.proptechdatahub.com. Marketing site is a separate repo.
